TLT chooses One Centenary Way for new Birmingham premises

National law firm TLT has chosen One Centenary Way at Paradise Birmingham for its new Birmingham base, following exceptional growth since opening in the city in 2023.

The 50-strong TLT Birmingham team will be relocating from its current base at Two Chamberlain Square to 13,820 sq ft on the 6th floor of One Centenary Way next year. The building is an integral part of the city’s £1.2 billion Paradise estate which is being developed by MEPC, the specialist development arm of Federated Hermes on behalf of its clients.

The announcement comes on the back of TLT’s recent record annual revenue increase to £187m across its seven UK locations and also follows a series of other successful lettings for the 280,000 sq ft, thirteen-storey building, which is now almost fully let.

As a major market player in the UK national and local Birmingham legal sectors, the move signposts TLT’s commitment to Birmingham and aligns with its strategic growth plans to further strengthen the firm’s position in the region as a law firm with national coverage and enhance the level of service it offers local clients in the city and region.

Birmingham and the West Midlands is one of the largest and most successful professional services centres in the UK, and the growing TLT team is located in the very heart of the city’s commercial and professional district, neighbouring some of the world’s largest businesses, and with unbeatable connectivity and wider amenities on the doorstep.

Mark Elder, TLT partner and head of location in Birmingham, said:

“We remain committed to Birmingham and to our responsibilities towards our people, place and planet, and constantly look to lower our carbon footprint with the aim of achieving net zero offices powered with 100% renewable electricity.

“By moving to One Centenary Way, we are not just reducing our own carbon footprint, in line with our net zero goal, but also that of staff and clients, as well as creating an innovative office space fit for what comes next. We’re joining one of the greenest commercial buildings in this thriving city, where innovative design complements an unbeatable location with great amenities and transport links, for a top tier client and colleague experience.”

One Centenary Way’s highly desirable combination of intelligent design, location and exemplary sustainability credentials has already attracted several high-profile tenants, including Arup, the employee-owned built environment consultancy, global finance group Goldman Sachs, real estate company JLL and wealth management firm Quilter Cheviot.

Ross Fittall, Commercial Development Director at Paradise developer and asset-manager, MEPC, the specialist development arm of Federated Hermes said:

“The firm’s future thinking approach and commitment to its values have been key to its success, driving innovation, inclusivity, diversity, and wellbeing and mirrors our approach to building the Paradise community.  With the commitment of occupiers like TLT, we know Paradise has an exciting future.”

One Centenary Way is an integral part of Paradise as well as the largest commercial building completed on the estate to date and has been built from the ground up to embrace the very latest working practices and adhere to the latest standards of sustainability.

As well as the low-carbon steel façade made using renewable energy, all-electric infrastructure, and SMART building design aimed at maximising occupant wellbeing, One Centenary Way has a permanent commitment to social value, circular economy principles, and climate resilience, all aligning seamlessly with the United Nations Sustainable Development Goals (UNSDGs) and its aspirational standards for the built environment.
