A framework for success
One Centenary Way is a triumph of innovative engineering and design, and one of the most challenging construction projects ever undertaken in the city.
The building sits directly above the A38, one of Birmingham’s busiest arterial routes, taking 80,000 vehicles per day beneath and through the city centre. This meant that a traditional load-bearing core could not be applied. Instead, the building’s steel exoskeleton acts like a giant bridge, a unique structural solution that enables it to straddle the Queensway tunnel.
It is this exterior framework, resonant with Birmingham’s metalworking traditions, that gives the building its distinctive aesthetic and a powerful visual contradiction to the surrounding Victorian majesty.

One Centenary Way has been built from the ground up to embrace the very latest working practices. Its agile and responsive workspace supports the ever-changing needs of the commercial world and, in conjunction with the highest quality specification, ensures that it is as impressive as it is innovative.
The Gold Award winner of the Midlands Regional Commercial Workplace 2024 by the British Council for Offices, the building is also fully smart-enabled, winning the Best Smart Building Award at the 2024 international Inavate Awards in recognition of its building management system. Beating competition from across the globe, this accolade cements its position as one of the most sustainable commercial spaces in the country, emphasising Paradise’s commitment to Net Zero development.

The building’s highly desirable combination of intelligent design, location and exemplary sustainability credentials has attracted several high-profile tenants, including Arup’s much-heralded return to the city centre after a thirty-year absence.

Cycle amenities
One Centenary Way has its own dedicated 144 space cycle store with 14 showers and associated lockers accessible only to occupiers ensuring that building users benefit from the increased amenities at Paradise. An extremely well equipped and accessible cycle hub for the whole estate will be created as part of One Centenary Way.
